John Bergin, CCIM – Managing Partner
John has specialized in multi-family investment sales in the Southeast for the past 16 years. He offers his clients a thorough analytical understanding of real estate asset valuation and underwriting while also possessing a keen eye for return metrics and deal drivers. Very much known as a bulldog within the industry, John has a hard-charging personality with a “never give up” attitude. Throughout his career, John has been a top producer at each of his previous firms and has won numerous awards and accolades with local, state, and regional distinctions. John served as a Charlotte Region Commercial Board member from 2002-2010 and is considered a leader in the industry.
After receiving his Bachelor of Science degree in Mechanical Engineering with a Minor in Mathematics, John started his career in automation consulting for many Fortune 500 companies: GM, Ford, IBM, Microsoft, Bridgestone, Baxter Pharmaceutical, and others. In 2000, he transitioned into real estate and was mentored by a PhD and a former SVP of Real Estate Acquisition and later learned the multi-family business by one of the titans of the industry. In 2002, he earned his CCIM and is diligently working to finish his MBA. John holds both NC, SC and GA Broker licenses.
Nathan Vaughan – Senior Investment Advisor
Nathan graduated from the University of North Texas in 1998 with a Bachelor’s degree in Business Administration with concentrations in Logistics and Finance. As a collegiate athlete, he learned the benefits of time management, the thrill of high level competition and the importance of surrounding yourself with a valuable and trustworthy team. After long term sales positions in the chemical and financial services industries, he transitioned to the multi-family investment property business as first a co-owner of Ridgewood Property Management out of Texas. Although a small management and investment firm, he learned the “ins and outs” of management and maximization of NOI through aggressive management and a careful focus on expense control and monthly revenue growth. He then went on to Janus and took his financial mindset, love of competition, and understanding of the multi-family business to new heights. Nathan brings the same guiding investment principles, passion, and breath of knowledge to the Waterstone team and fully expects to produce similar results for the company’s investor clients and customers. Nathan currently holds NC and GA real estate licenses and is working toward his CCIM designation.
Mike Hehir – Senior Investment Advisor
Mike received his Master’s degree in Real Estate and Construction Management from the University of Denver’s Daniels College of Business and holds a Bachelor’s degree in Finance. Prior to his commercial real estate career, Mike spent 10 years with multiple Fortune 100 & 500 companies including Bristol-Myers Squibb, PepsiCo, and Sara Lee Corporation in a number of different capacities such as business analytics, market research, and numerous high level sales positions. Mike’s commercial real estate career started in Colorado as he worked for a regional developer specializing in office, healthcare, and multi-family. This work included site selections, land entitlements, tax credit research, estimating and scheduling while working closely with architecture, construction, municipalities and vendor partners. In 2010, Mike transferred to NAI-Denver with a focus on investment properties – brokering acquisitions and dispositions across multi-family, retail, and medical office. Mike returned back east to pursue his passion for multi-family brokerage while fulfilling his family’s desire to return closer to family, friends and all the Carolinas has to offer.
Mike currently holds a brokers’ license in Colorado and North Carolina and will be obtaining his South Carolina license very shortly. With a thorough understanding of many different deal dynamics, Mike not only brings a wealth of knowledge across development, finance & acquisition/disposition brokerage, but possesses the tenacity to facilitate the successful completion of the transaction for all parties.
Eric Johnson – Senior Investment Advisor
Eric is a graduate of Clemson University with a Bachelor of Science in Business with a concentration in Marketing. Ever intrigued by the potential of multifamily real estate investing, he received his North Carolina broker’s license in 2004. He then spent two years doing site selection, and site acquisition and even on-site management of a 460-unit apartment community, giving him an accurate understanding of how communities are selected, acquired and managed. This background gave Eric the fundamentals and foundation of his operational and managerial knowledge in which his clients can rely for deal analytics, mismanagement opportunities, as well as some potential insight into site selection. Eric furthered his knowledge of understanding of the multifamily arena by working as a Multifamily Credit Analyst for Fannie Mae Loan origination for the Apartment sector. He completely understands how to successfully underwrite a multifamily asset, and depending on the GSE program, how a loan package needs to be structured in order to be submitted and approved by Fannie Mae. Eric has completed loan reviews on Senior, MAH, Student, Affordable, Manufactured, Co-Op and the small balance loan program.
Eric brings incredible knowledge of not only the property dynamics of a multifamily asset but also a thorough understanding of apartment lending finance which makes him a valuable asset to his clients and to Waterstone.
Brent Kubitschek – Investment Advisor
Brent received his Bachelor of Science degree in Finance with a minor in French from North Carolina State University in 2006 and began his career working as an equity trader of stock, bond, and currency securities and indexes. He then transitioned into the real estate investment industry and started his own portfolio with a focus on long-term investments, while being guided and mentored by an author and serial entrepreneur with over forty years of real estate investing experience and knowledge.
Brent holds a Brokers’ License in NC, SC and GA allowing him to be an asset to his client acquisition and disposition requirements.
Steve Maygar, CCIM, LEED AP – Partner
Steve received his degree in Chemical Engineering in 1998 and successfully worked 10 years as a chemical engineer and a US Regional Sales Manager. In 2008, Steve effortlessly transitioned into commercial real estate concentrating on investment and multi-family. Throughout his career, Steve has worked and negotiated with numerous Fortune 500 clients: Proctor and Gamble, Pfizer, 3M, PPG, and many others. Steve is adept at using his analytical skills, business acumen, and financial expertise to give himself a discernible edge while providing guidance to his clients’ multifaceted and complex real estate transactions. He works closely with his clients to understand their key business drivers and is committed to structuring real estate solutions that provide capital flexibility, meet internal profit-loss metrics, and maximize his clients’ internal rates of return and overall profitability.
In addition to Steve’s degree in Chemical Engineering and Minor in Economics, he has pursued and achieved his CCIM designation. He is also the only active commercial broker in the Triangle area with the LEED Accredited Professional designation which allows him to assist clients who have an interest in the environment-friendly aspects of real estate. Steve is also a member of the Triangle Commercial Association of Realtors and actively gives back to his community by assisting in the Special Olympics, Habitat for Humanity, and Big Brothers-Big Sisters.

Brian Camp – Partner
Brian has nearly 20 years of experience including business ownership, sales, facility maintenance engineering, property management, real estate development, and construction. He has spent his entire career helping others as an engineer and solutions advisor across many industries. Brian has worked for top companies such as Trane/Ingersoll Rand, International Paper, Crown Vantage, Alabama Power, and owned/managed various real estate entities as owner, general manager, sales manager, realtor, developer, investor, and homebuilding partner. As a previous business owner, he understands the financial risks and analytics involved for making good decisions and seeks to provide transparency, integrity, and urgency in every transaction. Brian holds a mechanical engineering degree from the University of Alabama, an Executive MBA from Auburn University, and is licensed in real estate (Alabama), insurance, and six sigma (GB).
